ADVICES Procedure followed for purchasing property - Appointing a fluently bilingual lawyer in order to search the title of the property on your behalf at the Registry of Mortgages and get a copy of the title to a public notary;
- Appointing a fluently bilingual public notary who will be responsible for the contracts’ management;
- Opening a bank account and/or raise funding by a Greek or foreign Bank;
- Applying for a Tax Registry Number, called A. Φ . Μ . ( Tax Record Number) and paying the ownership tax (always paid by the purchaser) before signing the contract, as this will be included in the contract. Therefore, owning a tax record number does not mean that you have to pay annual taxes unless you have annual income in Greece;
- Signing a preliminary contract for clearing up all legal issues, deposit requested and setting up the terms of the cooperation and the main contract.
- Signing the contract in the presence of the appointed public notary, who has to ensure that the contract is clear, explicit and absolutely understood by both sides before signing in the presence of your lawyer as well and then register it to the public records, and finally
- Registering the contract to the Registry of Mortgages , usually managed by the purchaser’s lawyer;
