GOUVIA PROJECT
In a peaceful landscape, in complete coordination with the natural environment, we chose to build seven traditional houses, split in two blocks* of residence. Looking at the map of Corfu, one will realize the advantageous location of the area, as far as its distance from most beautiful, historical and important places in Corfu is concerned.

 This area is located:

1300 m away from Gouvia holiday resort

8.5 km from the center of Corfu town,

8 km from the airport

7 km from the port

2 km from the marina of Gouvia

1 km from the nearest supermarket,

4 km from the golf court at Ermones,

2.5 km from the new hospital (under construction)

2 km from Gouvia beach,

4 km from Dassia beach,

100 m from the nearest bus stop.


Block details*:

The first block contains four ground floor houses, all with a first floor and a semi-basement (a-b-c-d). Each house consists of three buildings. The first building consists of o bedroom, a hallway, o WC on the ground floor and a semi-basement. The semi-basement is connected with the rest of the house through an inside staircase. The second building has both ground and first floor. Downstairs, there’s a unified space that serves for sitting room. It’s connected with the third building where the kitchen is found. Upstairs, there’s the second bedroom. In the front and back of the houses verandas will be built.

Construction details:

Founding: Reinforced concrete [B225]

External in- bond masonry, insulating bricks POROTON made at’

SAKELARAKOS’ factory in Trikala or at “SAPOUNA” factory in Larissa.

Internal out-bond masonry , common 12 holed bricks . Internal and external grated.

Abradant coating on masonry with lime-concrete, 2-3 cm thick.

Roof: visible wooden construction. Purlins : 7x 14 , Swedish log 11x 21 cm .

Planking : boards made of Swedish wood , 13-18 mm , seal piles layer , insulating piles layer of rolled-in polystyrene , 3 cm thick , [FIBRAN] or [DOW].

Surface : light-coloured tiles of roman type , made at “Anagnostara” fractory in Kalamata .

Gutters :  Galvanized made by a local manufacture company .

Plumbing : netting polytylene [REHAU] white .

Drainage : REHAU system F40-F110 . Absorbent cesspool 12 m3. (One for each house) Stone Fencing and stone wall.

Heating:  Pre-installation of piping with REHAU special for high temperature.

Staircase: Wooden staircase (the end of each step) will be built into the masonry).

Electrical: High standard electrical installation according to modern housing. All materials will be of European manufacture and of excellent quality.

Marble doorsills and windowsills, 3 cm.

Floors: European good quality floor tiles of COTTON type.

Kitchen: Wooden kitchen cupboards made of melamine & PVC or MDF. Stainless-still kitchen sink, tap with hot and cold water. Tiles on kitchen worktops. Worktops 50-60 cm high.

Bathroom-suite: cast-iron bathtub, white porcelain lavatory and wash-basin IDEAL STANDARD. Tap with hot and cold water, bathroom fittings white or colored, framed mirror 60x40. European good quality bathroom tiles. Washing machine plumping installation.

Fireplace: prefabricated furnace with firebrick or cast-iron, 80cm. Span.

Windows: Double-glazed windows (French windows) made of heavy aluminum and signed by a well known firm, with insulating and seal elastics. Aluminum shutters.

Interior doors: Pressed MDF interior doors, with bronze doorknob and lock.

House painting: Internal high-transpiration emulsion paints. External high- transpiration acrylic and waterproof paints.

Front door: Made of Swedish wood, 4-5 cm. thick, painted with insulating seal elastics, and safety lock.

Bedroom Wardrobe: Wooden bedroom wardrobe: made of melamine, 7 PVC or MDF. Melamine in the interior too. Bronze doorknobs and locks.

Bedroom : 15 m2

First floor bedroom :16.33 m2

W.c : 6.5 m2

Hal : 1 m2

Front veranda : 9.5 m2

First floor veranda: 15.5 m2

Basement: 23 m2

The exterior οf the houses

The exterior of the hoυses will be fenced. At the front of the building block, stone walls 60 cm high will be built, while rails 50-60 cm high will be put οn top of them. At the back and at the sides of the building block, walls made of concrete will be built. The walls will be 50 cm high and galvanized wire-netting will be put οn top of them. Final height of fence: 1.20-1.30 cm. Each building will have its one separate entrance. There will be a two-flap, iron, garden gate of 3.80m span. Paths leading to the garage entrance will be constructed.

The free space yet remaining will be covered by lawn and stone paved paths and decorated with lights and garden taps. Water supply, electricity connection and supply.


Swimming-pool: optional (price for swimming-pool not included).

We offer you a two-year warranty for the construction!

We also give a personal undertaking that [in one or two year’s time] a tennis court etc. will be constructed in the area.
